Acceptance of Terms

By accessing or using the services provided by Wisconsin Property Managers ("WPM," "we," "us," or "our"), including our website and handyman services, you agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.

Services Provided

Wisconsin Property Managers offers handyman and maintenance services, property management, and real estate investment services. Specific service details, including scope of work and pricing, are communicated during the intake and agreement process for each job.

• Handyman Services are billed at a labor rate of $100 per hour. Material costs are charged separately and will be discussed prior to service.
• General Maintenance is available in half-day (4 hours) or full-day (8 hours) options. The first hour is billed upfront as a deposit, with sales tax included.
• Large Job Assessments include a free on-site assessment with no obligation. A detailed estimate will be provided before work begins.

Scheduling and Cancellation

All services require a minimum of 2 business days' advance notice for scheduling. If you need to cancel or reschedule, you must provide at least 24 hours' notice prior to your scheduled service. Failure to provide adequate notice may result in a cancellation fee.

Payments and Processing Fees

All payments are processed securely through Stripe. By providing your payment information, you authorize Wisconsin Property Managers to charge your credit card for deposits, final balances, and any applicable fees.

• A deposit is required before service begins.
• A 3% processing fee is applied to all transactions, including deposits and final balances.
• The final balance will be charged to the payment method on file upon completion of the service.
• By submitting your payment, you consent to having your payment method stored securely for the purpose of completing your service transaction.

Service Agreements

Before work begins, you may be required to sign a digital Service Agreement outlining the specific scope of work, estimated cost, and timeline. By signing the agreement, you acknowledge and accept the terms described therein. The Service Agreement, together with these Terms and Conditions, constitutes the entire agreement between you and Wisconsin Property Managers for the services described.

WPM Handyman Solutions SMS Program

When you provide your phone number and consent through our handyman service intake forms, you are opting in to receive SMS text messages from Wisconsin Property Managers related to your handyman service request. These messages may include scheduling confirmations, arrival notifications, job status updates, payment reminders, and other service-related communications. Message frequency varies based on your active service requests.

1. You can cancel the SMS service at any time. Just text "STOP" to our number. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.
2. If you are experiencing issues with the messaging program, you can reply with the keyword HELP for more assistance, or you can get help directly at operations@wisconsinpropertymanagers.com or (608) 554-1490.
3. Carriers are not liable for delayed or undelivered messages.
4. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency varies. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

Limitation of Liability

Wisconsin Property Managers will perform all services in a professional and workmanlike manner. However, to the fullest extent permitted by law, WPM shall not be liable for any indirect, incidental, special, or consequential damages arising from or related to our services. Our total liability for any claim shall not exceed the total amount paid by you for the specific service giving rise to the claim.

Intellectual Property

All content on this website, including text, graphics, logos, and images, is the property of Wisconsin Property Managers and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from any content on this site without our express written permission.

Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of the State of Wisconsin. Any disputes arising from these terms or your use of our services shall be resolved in the courts of the State of Wisconsin.

Changes to These Terms

Wisconsin Property Managers reserves the right to update or modify these Terms and Conditions at any time. Changes will be posted on this page with an updated "Last Updated" date. Your continued use of our services after any changes constitutes your acceptance of the revised terms.
